In 2000, when JP Morgan Asset Management purchased Seventeenth Street Plaza and Jones Lang LaSalle assumed management and leasing of the property, it was evident that the building operations and procedures were not up to the high standards of JP Morgan or Jones Lang LaSalle. Our management team focused on continuously assessing and optimizing building systems, minimizing waste and purchasing sustainable and healthy building maintenance products. While most projects were building improvement efforts rather than sustainability efforts, in many cases increasing efficiency, choosing “greener” options and saving money went hand in hand. In fact, most of the investments have paid for themselves within three years, achieving nearly $223,000 in annual energy savings and an additional $95,000 total as a result of aggressive pursuit of utility rebates. Building operations have become so streamlined that even with fluctuations in utility costs, we have been able to keep controllable operating expenses fairly consistent for the last five years.
