| Diligence in Paradise for a Resort Financier The Royal Bank of Scotland was a major financier in the Residences at the Ritz Carlton Grand Cayman, a luxury hotel, condominium and golf resort half a world away. Wanting to reduce the risk of developer default but unable to watch over the proceedings, the bank turned to our in-house team of 1,400 project managers, the largest in the world, for help. We were able to provide a project monitor with UK-chartered surveyor status—a must in understanding the laws of the British West Indies—who could visit the site easily from a Florida base.
The project monitor provided the Bank a comprehensive construction and cash flow review at the outset and continued due diligence during the next three years. Through a 20 percent scope expansion and a hurricane that leveled 80 percent of the buildings on Grand Cayman, the project was successfully completed and the bank’s investment in paradise was protected. |
